InvestorIQ produces underwriting outputs from uploaded source documents and framework-constrained underwriting logic. Outputs are not created from external data sources unless explicitly identified as such within the report.
2. No unsupported values and no gap-filling
InvestorIQ does not guess, infer unstated facts, or fill gaps in your documents. Every reported figure and analytical conclusion must be supported by traceable source evidence or a stated calculation using that evidence. When information is missing or conflicting, the affected section is omitted or qualified and the reason is explained.
3. Not advice
Reports do not constitute investment advice, financial advice or an appraisal.
4. User responsibility
You are responsible for uploading complete, readable documents, including every relevant page. Missing pages, obscured text, heavy redactions and incomplete schedules limit what can be analyzed. InvestorIQ does not reconstruct concealed figures or extrapolate a partial rent roll to the entire property. Severely unreadable or irreconcilable source packages may prevent a reliable report. You are responsible for the accuracy and legality of your uploads and for validating outputs before making decisions.
